Please be advised that the 2010 Prado North Condominium Association Annual Meeting will be held on Wednesday, January 19, 2011 at 7:00 pm at the North Fulton Service Center, 7741 Roswell Road, Atlanta, Georgia 30050- Community Meeting Room 232. The agenda for the meeting will include budget and maintenance needs, as well as elections for new officers. There are two open seats on the Board. If you would like to nominate someone, please contact Andrea Berg at email@example.com with your nomination. If you are unable to attend the meeting, you may designate another voting member of Prado North Condo Association in good standing to serve as proxy holder. Enclosed please find a Proxy Vote and Instructions. Please be sure to read instructions carefully before assigning your vote.
Also enclosed please find an Owner and Resident Contact Information Form. With rising costs in maintenance and utilities costs, the Board of Directors, in an attempt to better serve the community, is requesting updated information regarding residents living in each unit. Please fill out and return Owner and Resident Contact Information Form no later than January 18, 2011 to avoid a $50 penalty fee. The Board of Directors would like to remind owners that according to the Prado North Condo Association By-laws, Page 21, Paragraph 15- Leasing, Section a.- Definition, Subsection (iii). Leasing means the regular, exclusive occupancy of a unit by any person other than the owner or the parent, child or spouse of the owner. If you are leasing your unit, please be sure to include all current leases with the Contact Information Form
In an effort to better serve Prado North Residents, the Board would also like to remind owners that according to the By-laws each unit is only allowed two parking spaces and each vehicle must have a current Prado North parking sticker. Please be advised that the Board will be monitoring the parking situation and will be fining/towing improperly parked vehicles. If you are an owner that lives in your unit, or if you have an authorized renter, and need a new parking sticker please contact property manager.
Payment coupons for 2011 Association Dues have been ordered. The payment coupons will be mailed directly to you. If you have not received your coupon books by December 21, 2010, please contact property manager.
Property Management and the Board of Directors are aware several owners have concerns about the community. During the year, the Board works diligently to provide every owner with an enjoyable living environment. Unfortunately, due to the age of the community and the lack of funds, there are times when individuals experience a temporary interruption in their lives because of maintenance repair needs. We would like to thank you in advance for your continued patience as we strive to provide you with the service you expect and deserve. We look forward to seeing you at the meeting.
